Overview
Seeking a Commercial Business Analyst to support cost estimating and commercial strategy development for Data Center projects. This role is responsible for producing accurate, data-driven cost estimates that align with project scope, market benchmarks, and execution models. The Analyst plays a key role in shaping competitive bids through structured pricing and commercial analysis.
Key Responsibilities:
  • Develop accurate and defensible cost estimates for Data Center tenders.
  • Maintain and enhance cost databases, benchmarks, and unit-rate build‑ups.
  • Coordinate with engineering, supply chain, and project teams to validate project assumptions.
  • Produce clear pricing models and commercial summaries for proposals.
  • Support scenario modeling, risk assessment, and commercial strategy planning.
  • Prepare detailed project estimates across materials, labor, equipment, subcontracting, logistics, and indirect costs.
  • Convert engineering documentation (drawings, specifications, scope) into quantities and estimate inputs.
  • Build and refine unit‑rate libraries and historical cost datasets.
  • Work with Supply Chain to gather and validate supplier/subcontractor quotes.
  • Develop cost scenarios, sensitivities, and risk‑adjusted pricing options.
  • Prepare estimate narratives, basis-of-estimate documents, and pricing appendices.
  • Document all assumptions, inclusions, exclusions, and clarifications.
  • Support handover to execution teams by sharing structured estimate details.


Required Experience
  • 10–15 years of experience in estimating or cost development for large construction or industrial projects.
  • Strong understanding of quantity take‑offs, unit‑rate development, and construction methods (civil, structural, mechanical, electrical).
  • Proven ability to interpret technical scope and convert it into accurate cost models.
  • Experience supporting complex tenders with multiple subcontractor interfaces.
  • Data Center estimating experience is highly preferred.
Qualifications
Mandatory:
  • Bachelor’s degree in Engineering, Construction Management, or Quantity Surveying
    OR
  • 15+ years of progressive estimating experience
Preferred:
  • AACE certifications (CEP, CCP) or MRICS
  • Experience with advanced estimating software and data analytics tools
