NES Fircroft is actively seeking San Francisco-based Construction Project Managers for a full-time contract-to-hire opportunity with one of our clients managing various building renovation projects in the Bay Area. These positions would be responsible for full project lifecycle management from pre-construction through closeout, and our client is ideally seeking candidates with experience managing projects associated with R&D Lab Spaces with unique infrastructure elements.

The Senior Project Manager is responsible for independently managing ad-hoc tenant improvement and building renovation projects, with a strong focus on R&D laboratories and office environments. This role oversees the full project lifecycle from pre-construction planning through construction closeout, ensuring projects are delivered on time, within budget, and in compliance with all technical, safety, and quality standards. The ideal candidate has deep experience with technically complex lab spaces, including specialty gases and unique infrastructure requirements. Key Responsibilities

This role oversees the full project lifecycle from pre-construction planning through construction closeout, ensuring projects are delivered on time, within budget, and in compliance with all technical, safety, and quality standards. The ideal candidate has deep experience with technically complex lab spaces, including specialty gases and unique infrastructure requirements. Key Responsibilities
- Lead and manage multiple ad-hoc tenant improvement projects, primarily R&D labs and office renovations, from concept through completion.
- Independently oversee all phases of project delivery, including programming, budgeting, scheduling, design coordination, permitting, construction, and closeout.
- Manage technically complex laboratory buildouts, including coordination of specialty systems such as specialty gases, exhaust, clean utilities, enhanced HVAC, and other unique lab requirements.
- Serve as the primary point of contact for internal stakeholders, tenants, architects, engineers, contractors, and specialty consultants.
- Review and coordinate design documents to ensure constructability, code compliance, and alignment with user requirements.
- Develop detailed project budgets and schedules, track progress against milestones, and proactively manage risks, changes, and cost impacts.
- Oversee contractor performance, conduct regular site walks, and enforce quality, safety, and compliance standards.
- Manage change orders, review pay applications, and ensure accurate project documentation.
- Facilitate effective communication among all project stakeholders to resolve issues quickly and maintain project momentum.
- Support tenant occupancy planning, commissioning, and project closeout activities.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (or equivalent practical experience).
- 8+ years of project management experience focused on commercial building renovations and tenant improvements.
- Demonstrated experience managing R&D laboratory projects, including familiarity with specialty gases and technically complex building systems.
- Proven ability to independently manage projects from pre-construction through construction without close supervision.
- Strong working knowledge of construction means and methods, building codes, and life safety requirements.
- Excellent organizational, communication, and stakeholder management skills.
- Experience working in occupied buildings or campus-style environments.
- Familiarity with regulated environments (life sciences, biotech, research, or advanced manufacturing).
- Professional certifications such as PMP, CCM, or LEED are a plus.
- Required to be on-site a minimum of 3 days per week to support active construction, tenant coordination, and project oversight.
- Occasional off-hours or weekend work may be required to support project milestones or minimize tenant disruption.
